What does off-plan mean?
Off-plan means you buy a villa before it is finished, usually from the developer. You reserve a plot or layout, pay in stages while it is built, and receive the keys at handover.
Can foreigners buy an off-plan villa in Dubai?
Yes. Foreign nationals can buy property with full ownership in Dubai’s designated freehold areas, including many of the leading villa communities. Your adviser will confirm that a community is freehold before you reserve.
What special offers and payment plans are available?
Offers differ by developer and project, and change quickly. They can include exclusive discounted pricing and long-term flexible payment plans, with a deposit on booking, instalments during construction and, on some projects, instalments after handover. Nedra tells you what is open now and sets out the terms before you commit. All offers are subject to availability.
How are my payments protected?
Payments for a villa under construction are held in a regulated account and released to the developer as construction progresses.
When will I receive my villa?
The expected handover date is set by the developer for each project and is stated in your purchase agreement. Dates can change, so we review the developer’s record and the terms with you before you buy.
Do I pay commission, and what other costs are there?
You do not pay agency commission when you buy an off-plan villa through us. Buyers usually pay a registration fee to the Dubai Land Department and administration fees, and we give you a full cost summary before you commit.
Can I buy without living in Dubai?
Yes. Residency is not required to buy. Much of the process can be completed remotely, and we guide you through each step from the first conversation to handover.
Does buying an off-plan villa give me residency?
A villa valued at AED 2 million or more can qualify you for Golden Visa residency, subject to the authorities’ conditions. We explain the current requirements for your situation before you buy.
Should I buy off-plan or a completed villa?
A villa still being built usually offers special offers, a flexible payment plan and the chance to choose your plot or layout, but you wait until it is finished. A completed villa is ready to move into and can be seen before you decide. The right choice depends on your timeline and budget.
What happens after I send my details?
Nedra will contact you personally, in confidence and with no obligation, to understand what you are looking for and suggest off-plan villas that fit. Your details are used only to respond to your enquiry, in line with our Privacy Policy.
How does the purchase work from abroad?
Most steps can be completed remotely, so you do not need to travel to buy. Your advisor takes you through each stage, from the first reservation to the title deed, and confirms what is needed for your villa.
Which currency do I pay in?
Prices are set in dirhams, and payments are made in dirhams. The dirham has been fixed to the US dollar at 3.6725 for many years, which makes conversion straightforward.
What taxes apply in the UAE?
The UAE levies no personal income tax and no capital gains tax on individuals, and Dubai has no annual property tax. A one-time Dubai Land Department fee applies when you buy, and your advisor gives you the exact amount for each villa in writing.
What about taxes in my home country?
Tax rules differ by country. Rental income or a gain on sale may be reportable where you are tax resident, and some foreign assets may need to be disclosed. We are not tax advisors, so please speak with a tax professional in your home country before you buy. We are glad to work with them.
